Right in the center of Utrecht is the Smakkelaarspark project. On the large construction site, in the station area, three buildings with housing, office space and hospitality are being erected. We are supporting architect Studioninedots in the elaboration of the design and, commissioned by Lingotto, are responsible for the coordination between the BIM models of the various consultants.
The design of Smakkelaarspark is intended as a counterpart to the current Smakkelaarsveld. Smakkelaarspark will be an urban landscape where buildings and park merge. There will be two residential buildings with a total of about 95 rental units and about 55 owner-occupied units, as well as an office building with a hospitality pavilion on the roof. This roof will be freely accessible to visitors. There will also be a place for entrepreneurs and initiators in the cultural sector under the park: the Park Basement. In the park is the Park Pavilion where you can have something to drink and eat while the children can play. This creates a resting point and meeting place in the middle of the city. A place you want to be, instead of quickly passing by.
In terms of sustainability, the building scores higher than the current, tightened requirements of the building code. This includes very well insulated and airtight building facades. This means that the building heats up less quickly in summer and cools less quickly in winter. In addition to the trees and plants, the various nesting opportunities on the buildings improve biodiversity. More extreme weather conditions have also been considered; water is retained longer during heavy rainfall, and in the heat the trees and greenery offer more cooling in the city.
By means of computer simulations, the three separate buildings are positioned in such a way that they provide optimal sunlight for the park, soundproofing, a good wind climate, social safety and human scale in the park. Almost all the houses are oriented on two sides. The houses therefore have a quiet side and a view of the greenery and thus a high quality of living.
The construction of Smakkelaarspark was divided into 2 construction phases: the (now completed) streetcar overpass and the rest of the plan. The overpass was drawn ahead of construction phase 2 so that the streetcars and buses are hardly affected by the second construction phase of the Smakkelaarspark. On the roof of the overpass will be an undulating, park-like area containing the three towers.
It is a wonderful challenge to create a beautiful place in the heart of Utrecht with all parties involved.
