Nieuw Buurland is a large-scale area development in the Staatsliedenbuurt in Utrecht, where housing corporation Woonin is working with the municipality of Utrecht on the renewal of a post-war district. A total of 150 outdated social housing units are being demolished and replaced by approximately 280 sustainable new-build homes.

This new living environment will be green, climate-adaptive and socially inclusive. There is a lot of attention for sustainability, for example the use of circular materials such as recycled bricks. And it is nature-inclusive, by preserving existing trees and adding biodiverse greenery.
The urban design was created by KCAP Architects & Planners. The characteristic residential tower was designed by NEXT architects. The design is being carried out by Koopmans Bouwgroep. Preparations on the construction site are in full swing. Construction will actually start in mid-2025 and the first homes will be delivered from 2026.
Within this project, VDNDP supported Koopmans in the technical elaboration of the plan. In addition, VDNDP was responsible for specifying the design, analyzing the Program of Requirements, and elaborating the specifications. In doing so, VDNDP played an important role in translating the ambitions into a concrete, feasible plan that does justice to the design quality and sustainability goals of the project.
Nieuw Buurland consists of 192 social rental apartments, 75 mid-priced rental apartments and 13 single-family homes, with surface areas ranging from 45 to 86 m², all with a balcony.
