    In the Nesselande district of Rotterdam, 140 modular wooden homes are being assembled and two commercial spaces are being built. The project consists of two almost identical plots, on which a total of six blocks are being built. VDNDP is involved from the tender phase through to the implementation phase.

    VDNDP is involved from the tender phase right through to the UO phase. We do this in a permanent team consisting of a contractor, structural engineer,architect, consultants, installer, suppliers, and the concept developer. What makes these types of projects unique for us is that we are also part of the team that develops the modular wooden concepts. This means we know the modular wooden homes inside out and know exactly what the possibilities are in a project. We use this knowledge in the tender phase to arrive at the best possible design. After the tender phase, VDNDP takes care of the Building engineer of the project.  

    Due to a shortage of small, affordable housing in the city, the Municipality of Rotterdam plans to build 140 flexible housing units on Willem van Gispenstraat. These will be social housing units for first-time homebuyers. The units will remain in place for at least 15 years. For this reason, a temporary modular construction method has been chosen. The modules are sustainable and made of CLT (Cross-Laminated Timber). The exposed wooden walls and ceilings give the interior a pleasant and natural look. This offers numerous benefits in terms of sustainability, livability, and building physics. Furthermore, the modules are intelligently designed for the long term, as a steel frame has been incorporated at the ends. This makes it possible to easily replace the facades with, for example, a fully glazed facade, should the need arise in a different context in the future.
