Project Elements is located in Schalkwijk Midden, Haarlem, on the former Fluor site (an industrial estate). The site has been transformed into a green and sustainable urban neighborhood. VDNDP, in close collaboration with Dura Vermeer Bouw Midden West, provided the specifications for Factory, Townhouses, Lookout, Floors, and Amerika in accordance with our specification methodology.
With the Dura Vermeer team, we went through an intensive process. Together with the developer, project manager, cost expert and BIM engineers, we recorded the progress of the design in specifications. The purpose of the specifications was to enable the contractors to contract unambiguously. In addition, the process of drawing up specifications helped to look with fresh eyes at the integrality of the pieces and the bottlenecks that still needed to be resolved. To best fit Dura Vermeer's needs, we worked it out in phases, per building block and per product group.
The Elements project includes over 300 owner-occupied and rental homes divided into the various blocks: Factory, Townhouses, Lookout, Floors and America. The plan includes different housing types such as: single-family homes, loft homes and luxury apartments, among others. There is also room for commercial space and a green city park.
Fluor's former headquarters is the symbolic center of the new neighborhood. Designed by Elephant, the Factory block has been converted into an apartment complex with modern, industrial lofts and commercial space. The new building blocks have been constructed around the building.
